
Retail Wrap-Up: new deals, openings
HOUSTON, TX – – 2013 is off to a great start for the Henry S. Miller Brokerage – Houston Retail Division. Since mid-January the Houston Retail Team, made up of Shawn Ackerman, EVP, Jason Du, AVP and Cyrus Chen, Associate has arranged and executed over 26,000 square feet in new retail leases. Several of the leases will bring a brand new restaurant to the Houston area as well as an expanded furniture store and several special purpose servicers.
A majority of the leases were arranged within the Williams Trace Shopping Center in Sugar Land, Texas by retail duo Shawn Ackerman and Jason Du. The most recent lease was the addition of Houston’s second E&G Amish Furniture location; a 15,030 square foot former JoAnn’s box-space at Williams Trace. This is the third transaction and the second location that the Houston Retail Team has negotiated for E&G Amish Furniture. Another exciting addition to the Williams Trace Shopping Center is the Monster Dessert Bar. The Monster Dessert Bar is a brand new concept to the Greater Houston area offering area ‘sweet tooth’ consumers a one-stop remedy featuring frozen yogurt, pastries and a full coffee bar. Monster Dessert Bar opened their 1,213 square foot space earlier this year. Rounding out the more than 19,000 square feet of leases at Williams Trace were the The Language Factory and Ashe Laser Med Spa. The Language Factory, a language learning center, leased 2,412 square feet; Williams Trace will be the new home for the Greater Houston area’s only Language Factory location. Ashe Laser Med Spa will also open their second Houston location at Williams Trace, occupying 1,278 square feet and will offer laser hair removal services.
Miller Houston Retail Team’s Cyrus Chen and Shawn Ackerman brokered approximately 5,225 square feet of leases at Willowbrook Plaza and Kingwood Shopping Center. Jersey Village’s Willowbrook Plaza will soon grand open a brand new restaurant bar and grill named Willowbrook Hospitality. The new restaurant will occupy 3,790 square feet within the retail center. The restaurant plans to open this spring. In the Kingwood Shopping Center lease, Ackerman and Chen represented the landlord in the addition of Hearing Aid Express. The 1,435 square foot space at Kingwood is Hearing Aid Express’ sixth Houston-area location.
The remaining 1,400 square foot lease was brokered for All Ages Driving School at Brazos Town Center in Rosenberg, Texas by Shawn Ackerman and Jason Du; this will be All Ages 4th store in the Houston area. A majority of the transactions were negotiated solely by the Miller Houston Retail Team, however, the Brazos Town Center landlord was represented by Bob Conwell of New Quest and The Language Factory tenant was represented by Alora Chamblee of Customized Real Estate Services.
