HSM Dalcon Breaks Ground for Shaw Creek Ranch II: 330 Single Family Lots offered in Ferris, Texas

Ground has been broken for Shaw Creek Ranch II, the new phase of an existing master planned development consisting of 330 single family lots on 67+ acres in Ferris, TX. The developer, HSM Shaw Creek Ranch II LLC, is a division of Henry S. Miller Company. 

Shaw Creek Ranch II is located on FM 664 and is one mile west of Interstate 45, North Texas’ most underused freeway. Located only 20 minutes south of downtown Dallas, the subdivision is ideally located to provide housing for regional commuters. 

In addition, the Union Pacific Intermodel Railport, the largest of its kind in North America, is located only five miles north of Ferris. This, along with distribution centers for Proctor & Gamble, Whirlpool and Ace Hardware in nearby Wilmer, is bringing hundreds of new jobs to the area. Shaw Creek offers new employees and their families housing in a good school district.

The Builder

The featured builder for Shaw Creek Ranch II is LGI Homes, Inc. LGI is projecting ten starts per month with an average sale price of $233,000 per house. It is anticipated that early release lots will be delivered to the builder in the fall of 2019, allowing LGI to begin construction for home delivery during the 2020 spring selling season.

A True Public-Private Partnership

Shaw Creek Ranch II is a public-private partnership between The City of Ferris and the developer. Ferris Public Improvement District No. 1, a public bond program, was approved to finance a portion of the project along with HSM investors and Simmons Bank, the developer’s construction lender.
